Structural Expansion with Full Thermal Retrofit & Complete Internal Modernisation

At Duncairn Avenue, Bray, we delivered a full extension and energy-focused renovation to a 1920s property, carefully upgrading the structure while preserving the character of the original home.

Structural System & Build Approach

The project included:

  • Rear extension to expand living space

  • New subfloor construction

  • Underpinning of existing walls

  • Structural integration of new and original fabric

These works allowed the home to be reconfigured for modern living while ensuring long-term structural stability.

Internal Fit-Out & Services

Internally, we completed:

  • New kitchen installation

  • Attic fit-out

  • Bathroom renovation

  • Full internal redecoration throughout

The result is a fully refreshed interior aligned with contemporary standards of comfort and finish.

Deep Energy Retrofit

A comprehensive energy upgrade programme was carried out, including:

  • External insulation system

  • New high-performance windows

  • Attic insulation upgrade

  • New boiler installation

  • Smart heating controls

These measures significantly improved the home’s energy performance, delivering enhanced comfort, improved efficiency, and reduced running costs.

The Result

A 1920s property carefully extended, structurally reinforced, and thermally upgraded — combining original character with modern efficiency and performance.

Not just extended.

Upgraded to meet modern living standards.
